This is the second time I have rented this property. Some changes were made to the service level this time around. I did miss the freshly prepared breakfasts that we enjoyed in 2020. This time they provided some minimal groceries. With the exception of the hot water boiler going out multiple times (brother told me he had zero hot water the entire stay - he should have told this to me while we were there) the property is very well maintained. You are close (5 miles) from Tulum for some wonderful restaurants and shopping. The onsite Concierge is available 24 hours and was very helpful when we asked for "local" suggestions. Would stay here again and I highly recommend this bugalow.
