The airy 2-bedroom, 2-bathroom condos of Seven Seas have been individually decorated, bringing the tropical Caribbean theme of the natural surroundings indoors. Each of the condos features lovely open-floor living and dining areas, a fully-equipped kitchen, and a private furnished terrace or an oceanside patio.

The bedrooms at Seven Seas unit 4 each have a king sized bed.  Both bedrooms are air-conditioned, staying pleasantly cool even during hot summer nights.

Outdoors, a beautiful beach front swimming pool also makes it easy to escape the midday heat. Separated from the white sand South Akumal beach by a slender row of palm trees, the poolside patio creates a wonderful private atmosphere, enhancing the splendid views of the Caribbean. Farther down on the beach you will find a large shade palapa perfect for resting after a fun-filled session of snorkeling or kayaking.

This property was clean and the beds were spacious and comfortable. Miguel Escalante was wonderful and made wonderful suggestions about the best tours and places to eat. We enjoyed buying fresh fruit and tortillas in the Puebla of Akumal, and the general store near the beach was also very convenient. Bring your own snorkel equipment if you want to snorkel right off the beach. Equipment is included on tours. Dayse did an amazing job of cleaning our apartment and we found the accommodations perfect for our needs. Make sure you tip those that help make your stay wonderful. We would come back!

A perfect place to stay, beautiful view from the balcony, great location, quiet and don't have to deal with crowds. Miguel was very helpful and checked on us.
The only issues is the beds. The 2nd bedroom mattress is very hard/firm. I would suggest replacing mattress or adding a pillowtop cover. The master mattess sunk down and when you rolled over the whole bed moved. Other than the mattresses I would recommend this place to stay.

Prices everywhere have gone up and customers are paying their fare share so pay the staff better wages. Tipping is getting out of hand and people are frustrated. People who own businesses are doing well as tourism is growing so pay your staff a good wage. Stop asking the customer to subsidize their wage. Of course this is everywhere in Mexico.

We LOVED our stay here. The property is beautiful, the beach is very quiet, and the apartment is huge and fully equipped. Great balcony, too. Miguel the property manager is a darling. We have stayed in another unit 10 years ago. We selected a second floor unit to watch the beautiful sunrises every morning. Was disappointed at the lack of furniture on the patio. Nothing comfy. Only rigid dining chairs. Photo was misleading.

What a great experience from initial booking with Akumal Direct to actually staying at the Seven Seas Property. The on site manager, Miguel, was professional, charming and very knowledgeable about the Akumal area and suggested cenotes to visit, restaurants and even scheduled our covid rapid tests at the pharmacy for us. We also used the concierge service associated with Akumal Direct for transport to and from the Cancun airport (best decision ever~driving in the Cancun urban areas is not for the weak of heart!). The beach is quiet and secure, although a bit rocky upon first entering the water(water shoes are a must). A rental car is handy, but not necessary. The grounds around the property were beautifilly maintained. Our corner unit was quiet and we especially liked the back entrance from our condo to the outside pool area. We would definitely return.

The staff onsite were fantastic! Miguel welcomed us and really set a great precedent for the rest of our trip. The views were beautiful and the grounds well kept. Location is central to many of the surrounding attractions.Our only suggestions would be new mattresses (they were very thin and hard), improve the water pressure in the showers and update furniture in living room and veranda.

Very nice place, it was exactly what we expected. Miguel was very helpful, mist of the time we just chilled on the beach or swam in the pool. The best was the sunrise every morning! Will definitely come back!

The apartment is right on a stretch of beach perfect for snorkeling. If you walk out towards the sea, turn left till the last condo (white) on the row, go to the other side of the road along the condo, walk into the sea, put your face down, find a hole or a crevice, you will see hundreds of fish without swimming. The crevices are among the dead coral, stretching all the way to the left point of our small bay. It is fantastic for kids and people don't swim much. There are a couple of kayaks in the pool/beach area, and Miguel has life vests if you ask for them. As for the condo, it is spacious, clean, convenient and beautiful. Every time we open the front door, the scenery reflected in the dining room mirror is picture perfect. Miguel and his staff are warm, friendly accessible and most helpful, and they live on the property. Once we forget to turn the stove off before leaving the apartment for dinner, and was able to call Miguel and got it turned off. There are more than enough pillows, towels, beach towels to keep 8 people going, and the cleaning lady comes in everyday. It is in the same bay as Akumal and a short walk along the beach to get to restaurants at the beach front and Akumal. Half moon bay and Yal ku lagoon are a longer but pleasant walk in January. And since it is January, there is not much of the feared seaweeds around to spoil the pristine beach. All in all, we had a great time on our vacation thanks to having this apartment as our home base.

If you are looking to stay right on the water, then look no further. Miguel (the property manager) and his team will ensure that your visit will be relaxing and enjoyable.

Little touches that are too-often missing at rental units (ie sharpened knives) won't be a problem. The split-floor plan gives each group its privacy and space. Internet was strong, which mattered for us.

The views were spectacular, and it was great having access to nearby attractions like Tulum, Playa del Carmen, or Yal-ku, without having to drive too far.

We'd definitely return: thanks Seven Seas Team!

We (wife & I)spent 7 days here in March 2020. Weather mostly good although there was blustery wind on 2 or 3 days. The place has a lovely setting with view of a turquoise lagoon with breakers on the reef out to sea. Great swimming. It was quiet and felt secure. Great walks alone the beach, although Akumal-proper a bit too far to walk. Condo itself could probably do with 'refreshing'. The bed was hard and we both ended up with backache. We like to cook for ourselves and the kitchen equipment was minimal. An electric kettle would have been useful - being English we occasionaly drink tea and (to our shame) instant coffee. No dishwasher or washer-dryer, although the excellent Miguel took a bag of washing to the local launderette for us.Migual the site manager was very welcoming, charming and helpful. Handy for Akumal, Tulum, supermarket at Puerto Aventuras. Overall the location and ambiance made our week a chilled and enjoyable stay. One thing you ought to know - which we might have missed in the prospectus - you mustn't flush the toilet paper. It's bagged and the maid clears it everyday. We were OK, but... well, 'nuff said.

Told that Mexicans are kind, helpful and nice people. This is true in general. Mexican drivers, however, are impatient and rude. They rode your bumper, flashed lights, used the blinker to pass, and even sometimes gestured. Driving is not the most pleasant experience. Everything else was great.

Property was barely OK in terms of comfort/appliances (this is not a luxury property) but reasonably clean and property manager was friendly and helpful. He was only in residence for one of our two week stay, though. He left for the second week without explanation. Possibly a family emergency?

We had been staying in Akumal - which is a preference - but needed a couple of nights extra - the apartment was in good shape - the beach would have been nice if it hadn't been so windy - water to rough to venture in but pool nice if cool - would recommend that there be a couple of comfortable chairs added to the balcony - the table and chairs are nice for dining but would be nice to have someplace comfortable to sit out on the balcony.

This unit was the farthest away from the beach overlooking the pool. Really nice, but next time I would like a closer unit. They say it as ocean view from the bedroom but that is really stretching it!!

As usual Akumal was great. The people are friendly and you can't find a more peaceful place to relax on the beach. Unit #4 could stand a little updating and there were a few more pests than we experienced in the past.
