Beach Therapy Starts Inside and Outside this Glorious Villa

The airy 2-bedroom, 2-bathroom condos of Seven Seas have been individually decorated, bringing the tropical Caribbean theme of the natural surroundings indoors. Each of the condos features lovely open-floor living and dining areas, a fully-equipped kitchen, and a private furnished terrace or an oceanside patio (see the link provided in the amenities section for individual amenities and details on the specific units).

The uniquely styled bedrooms of each condo consist of a charming king-size Master bedroom and an airy guest bedroom, furnished with two single beds that can be put together to create a king. Both bedrooms are air-conditioned, staying pleasantly cool even during hot summer nights

Outdoors, a beautiful beach front swimming pool also makes it easy to escape the midday heat. Separated from the white sand South Akumal beach by a slender row of palm trees, the poolside patio creates a wonderful private atmosphere, enhancing the splendid views of the Caribbean. Farther down on the beach you will find a large shade palapa perfect for resting after a fun-filled session of snorkeling or kayaking.

Beautiful location right in the beach. Amazing views from the balcony which stretches from the second bedroom, the living area and the huge master bedroom. This is a large apartment within a small condo complex of 7 apartments in total. Set right on the beach which in season has lots of turtle nests. You need a car to get there as south Akumal is secluded and peace. A short 5 min drive to Akumal beach or the pueblo (local town). We chilled out a lot. Read books, swam in the pool and the sea. Loved the place, peaceful and great location for the theme parks and cenotes.

We had a wonderful stay here in Akumal Sur. Akumal Direct was very easy to work with. The directions to the place were easy to follow. This is a secure street, with a 24-hour security team. Once we passed the security and found the property, Miguel (Property Manager) was there to greet us. He showed us the lay of the land and offered a number of recommendations during our stay. The layout of the place was nice. 1 (known) drawback is that the A/C is only in the bedrooms. The main living room & kitchen did get hot. We found that during our down time our family of 4 retreated to their bedrooms to cool down during the day. The pool was great during our stay! The beach had 24 turtle nests established when we got there. This is the most they've had in the last 12 years! Like other reviewers had stated in their reviews. The beach is rocky. Between the rocks and the small urchins, water shoes are a must. The immediate swimming area is wonderful. You can walk out for 30 yards and still touch the bottom. Be mindful because of the corals! There is a reef that keeps the water calm without any current. No rip tides or concerns like that. They have kayaks and life preservers for you to use as needed throughout your stay. There is a groundskeeper (Freddy) and a maid (Daesi). Everyone there was wonderful. What I enjoyed was the pride that the staff had in their little slice of paradise. It was refreshing to see our enjoyment was their #1 priority. Great place!

The pool was a nice temperature and well maintained by Freddie. The beach was very nice, didn't snorkel though. Went kayaking which was very enjoyable. On site manager Miguel was very helpful and friendly. The main living area was a little tight and the furniture seemed cumbersome for the space. The unit as a whole is somewhat outdated. Some of the electrical outlets were unusable due to their configuration. It was great
having A/C in the bedrooms but not having it in the main area was brutal for the first few days when the temp and humidity were through the roof.The outdoor space was huge and a good place to hang out. There is one restaurant within a short drive. All in all an enjoyable stay.

The area is very safe and private. If been going to this area for over 20 yrs and it one of the few areas that has no changed and became commercial. Can’t wait to go back it’s my happy place

Wonderful property. We stayed in unit 6 on the second floor. Large spacious room with a large 60’ balcony! The house keeping, grounds keeper and manager are lovely people and were always ready to help. Great location in South Akumal! And the bonus is the Sea Turtles were nesting every night on the beach!

The trip was top notch from start to finish. The lodgings were gorgeous, the space actually matched the photos....with concierge and maid service. Could not have asked for more. Akumal Direct also provided additional concierge so anything that was needed was available, boat rides for snorkeling and fishing, monkey sanctuary, car rentals, dinner reservations, chef service, amazing... The location is perfect. Restaurants close enough but far enough away. What a dream vacation spot, Thank you.

It was Great!!! We loved everything about our stay. The property is well cleaned and maintained, looks exactly like the pictures. The amenities such as kayaks were available all the time. We’ve stayed at the Seven Seas condos for many years and the experience is always extraordinary. The property manager, Miguel, is a very special person who goes out of his way to make our experience memorable and his staff keeps the property in top shape. Would recommend the Seven Seas to anyone looking for a peaceful, relaxing getaway. The turtles laying their eggs on the beach is just a cherry on top.

Just what we wanted and a little more

When we arrived at Seven Seas, we were so glad to see that the property manager was waiting for us in person. The master bedroom is even larger than it looks in the photos so it was great to have our luggage and diving gear spread out. Locogringo made sure to let us know that there was a possibility of seaweed this season. When we arrived there was none at all and even though seaweed arrived a few days later the staff did a great job of making sure to clear a path so we could enter the water. The building itself is set back on the lot so even if there was seaweed we were able to enjoy the beachfront pool. Condo no. 6 has a HUGE wrap-around terrace so we spent our mornings and evenings enjoying the gorgeous view. South Akumal is only a 2 minute drive to Akumal proper where we'd go to dive every morning and just hang out there for lunch and happy hour.

When we arrived at Seven Seas, we were so glad to see that the property manager was waiting for us in person. We absolutely loved our stay at Seven Seas #6. The location is fantastic but a car is essential in South Akumal. The condo was clean, spacious and has an amazing view to the reef where the walk-out snorkeling is fantastic. Adjacent properties are very close and late night parties can easily become an issue for the neighbors if rental rules are not enforced. This seriously affected our last 3 of 27 night stay and we returned home exhausted because of it.The on site manager did his best to deal with the abusive noise behavior but the villa owner and rental agency should have looked after this situation or perhaps not rented to 6 twenty year olds. The location was perfection. We were so happy to have chosen Akumal over PDC or Tulum. If we were to go again we would probably do less sight seeing, and enjoy the property more. The management is concierge level from booking through followup after getting home. Don't hesitate to book here.

We really enjoyed our stay there! I would come back and also recommend to friends. As we researched a lot, there was no negative surprises. Actually we liked more than we expected. Very good communication, good location and the apartment itself was more comfortable than we expected. Amazing views from both rooms, super big terrace just a few meters from the sea. Excellent experience!

Very good communication, good location and the apartment itself was more comfortable than we expected. Amazing views from both rooms, super big terrace just a few meters from the sea. Excellent experience!

Amazing place, we loved our stay here. They have everything you need, and the staff at the building are exceptional, especially Miguel. Would highly recommend to anyone looking for a quite and private location away from the resorts.

Excellent place for a family. Perfectly located away from the hustle but close enough to it if you want that. Tulum, playa, Coba, Cancun are all close enough for a day trip. We absolutely enjoyed every minute here!!! Miguel was awesome and super helpful. Nobody bugging you on the beach either like it was really our home for the week.

The location, weather, rental unit, staff were all outstanding. The locale is excellent for snorkeling and there are sufficient numbers of restaurants for evening meals when you decide not to cook in the unit. We would recommend this unit to anyone that is looking for a quiet get-away, far away from the big commercial resorts!!

You do not have permission to use my review. This was our second year in this unit. I know seven seas was closed in Sept. for repairs. No repairs or updating were evident in this unit. Towels a couple of days were quite "raggy." Overall fine - quiet beach is appreciated. We like Seven Seas, but may try a different unit.

We loved the manager, the condition of the property, the safety and beauty of the location, and the fact that we were close to Akumal and could walk there easily, but were away from the hubbub of it. The only negative of the location is the rockiness of the water entry. It is lovely to look at, and the condo is right on the sandy beach, but it is not a good place to walk into the water to swim, or to play in the surf. We drove to Tulum or Akumal for the kids to enjoy their lovely beaches. I would still recommend the property, and would stay there again myself, but other travelers should know that the water entry in front of the condo is not smooth sand, although the beach itself is pretty and sandy.

Could not have been better!!! Way beyond expectations and the host, Miguel, is the best. We want to go back for Thanksgiving, money permitting. The beach is great for enjoying the sun and sand and awesome snorkeling right out your front door. It is not conducive to swimming or playing in waves. But, a nice change from the beach we stayed at the week prior. Snorkeling was awesome and the condo was spectacular, we had #6 and it was clearly the best one because of the huge deck right on the beach and the size. Best place we've stayed in 3 visits to Mexico.
